They generally did not include soil, groundwater, surface-water, or air sampling, so the findings do not guarantee that no contamination exists.​In practical terms, the combined assessments suggest that environmental conditions are not likely to represent a major obstacle to redevelopment of the overall property assemblage, with the Smith parcel's suspected UST being the clearest issue to investigate further before development or major site work.

The preliminary geotechnical investigation indicates that the Claremont Industrial Site is generally suitable for manufacturing development, with no major geotechnical conditions identified that would prevent development. The subsurface is primarily stiff to very stiff residual soils, and conventional shallow foundations appear feasible for many manufacturing buildings when appropriate site preparation and structural fill are used.The biggest development consideration is earthwork. The site has roughly 95 feet of elevation change, and some near-surface soils are moisture-sensitive and can shrink, swell, or lose strength when saturated. Depending on the final building location and grading plan, development may require removal and replacement of unsuitable soils, placement of structural fill, and potentially retaining walls. Large fills could also require time for settlement before construction.  For a manufacturer, the type and weight of the operation will be important. Typical manufacturing buildings with moderate loads should be well within the preliminary foundation recommendations, but facilities with very heavy equipment, concentrated loads, or heavy-duty manufacturing processes may require enhanced foundations or ground improvement. Heavy truck traffic will also require engineered pavement sections because the native soils provide relatively poor pavement support.  Overall, the report presents a favorable preliminary picture for manufacturing, but it is only a preliminary investigation based on four widely spaced borings. Once the building footprint, final grades and pavement areas are established, additional geotechnical work should be completed to confirm conditions and refine construction costs.
